Applying for a school place? In England the national closing dates are 31 October (secondary) and 15 January (primary) — but your council’s own published deadline is the one that counts, so check it. Read our guide to buying a home near a good school.
For many families the school comes first and the house second. Homes near popular schools are often in demand, so it helps to know what property near a particular school really costs before you start viewing. Each school page brings together the sold prices around that school — the median price, how it breaks down by property type, how it has moved year by year and the most recent sales — so you can compare one school’s area with another’s, or with the wider town.
Every figure comes from completed sales registered with HM Land Registry, not asking prices. We measure from the school itself: we start with homes within half a mile and widen the circle, up to three miles in rural areas, until there are enough sales to give a fair picture.
Living close to a school does not guarantee a place. Admissions depend on each school’s own criteria — distance, siblings, faith, selection tests or feeder schools — and the catchment that results can change from year to year. Our distances are straight lines from the school, not catchment boundaries. Before you buy with a particular school in mind, read its admissions policy and check with the local council.
Ofsted changed how it reports on schools in November 2025. Schools inspected since then receive a report card that grades each area — such as achievement, curriculum and teaching, inclusion, and leadership — on a scale from exceptional to urgent improvement, with no single overall grade. Schools that have not yet been re-inspected keep their previous overall grade (outstanding, good, requires improvement or inadequate). We show whichever is most recent, with the date, and link to the full report. Independent schools may be inspected by the Independent Schools Inspectorate instead.
Every property and street page on The Big Property List also lists the nearest schools — up to ten within ten miles, always including both primary and secondary schools where there are any — so you can work from the house to the school as well as the other way round.
