About The Big Property List

The Big Property List turns the UK's official property records into a clear picture of any area's market. We make millions of sold-price records from HM Land Registry — every residential sale in England and Wales — searchable by street, town or postcode, and then layer the analysis around them: how prices are moving, how one place compares with another, and where new development is happening.

Asking prices tell you what a seller hopes for. Sold prices tell you what buyers actually paid — and our market data tells you what that means. Whether you're buying, selling, remortgaging, or weighing up an area as a landlord or investor, it's evidence rather than guesswork.

A little history

The Big Property List has been online since 2008, when it launched as one of the UK's early independent property-search sites. In its first years it was featured in Web User Magazine, Property Week, Figaro Digital and Channel 4, and won recognition at the Landlord & Property Blog Awards. The web has changed a great deal since then — and so have we. Today it does more than search: free, transparent sold-price data plus the market analysis, area comparisons and planning signals that turn raw prices into a picture you can act on.

All data is drawn from free official sources — HM Land Registry Price Paid Data, and planning statistics from MHCLG and the Greater London Authority — published under the Open Government Licence.
