Across Sale, the median sold price over the 12 months to July 2026 was £390,000 — it rose 5.1% on the year before. That reflects 775 recorded sales. Detached homes are the priciest at a median of £660,000, while flat/maisonette homes are the most affordable at £193,500. Over the past year, other homes moved the most (+16.3%). New-build homes were 0% of recent sales, a share that is falling.

These figures track the median of prices actually paid, not a like-for-like index. A move can reflect a change in what sold — more new homes, or a different mix of house types and sizes — as much as any change in what a given home is worth.

How these figures are calculated. Year-on-year change compares the median sold price over the most recent 12 months of data with the 12 months before it. We use the median, not the average, so a few unusually high or low sales don't distort it. Because HM Land Registry data lags — sales take time to be registered — the most recent month or two are provisional and tend to revise upward.
